OVERVIEW
With increasing financing complexities and shifting market dynamics, property developers need to understand securitization and capital market strategies. This course covers securitization processes and capital market solutions for property developers. Participants will examine asset-backed securitization, bond structures, profit participation schemes, and REIT frameworks.
The course addresses current market challenges: anti-speculation measures, interest rate impacts, and changing workspace demands. Strategic responses are examined including asset-light transitions, fund management businesses, offshore expansion, privatization options, and alternative asset diversification.

Mr Tay Kah Poh
Kah Poh brings over 35 years of real estate expertise spanning practice and education. Currently a CEA-registered salesperson with VestAsia and former NUS Adjunct Associate Professor, he taught property development, investment, and ethics. Previously Executive Director at Knight Frank Singapore, he led consultancy teams serving corporate and government clients, and held senior roles including Head of Agency and Residential Services. He also served as Executive Vice President at Pacific Star private equity and consulted for Straits Trading Co Ltd. He holds an MA (Business Admin) from the University of Georgia, and a BSc (Est Mgt) (Hons) from NUS. He served previously as a member of the Strata Titles Board, and a member of the Disciplinary Committee of the CEA. He is currently the First Vice President of the Valuation & General Practice Division of the Singapore Institute of Surveyors and Valuers. He was, until 2020, an independent director of Roxy Pacific Holdings Ltd, a main board listed boutique developer. He was also previously an independent director with Winmark Investment Holdings Limited (fka Serrano Limited), a building materials company, where he chairs both the Nominations and Remuneration Committee and is a member of the Audit and Risk Committee.
